HOMES FOR SALE: The graph below shows a 5.5 year stretch of the number of homes for sale in the Montana Regional MLS from January 2019 to June 2024. There was a peak at around 3,800 homes for sale in mid 2019. Following this peak, the number of
homes for sale sharply declined, reaching a low of approximately 1,000 homes in early 2022. The market has experienced a gradual recovery with intermittent seasonal fluctuations. Notably, the number of homes for sale has risen, giving buyers more choices - The available homes are very similar to early 2019 again.
PENDING SALES: In contrast, since the "heyday" year of 2020, we've seen pending sales drop and heading into this year's summer season, we're seeing the same trend. Unlike the above chart of "Homes for Sale" the pending sales numbers are about half of what they were pre-covid in 2019 mid summer.
CLOSED SALES: Comparing mid-year in 2019 to today's mid-year numbers we can see about a 35% drop in closed sales - see chart below. Given that Pending Sales (see prior chart) is also showing a downturn heading mid-summer this does not bode well for an expectation of a summer boost.
