We could feel the pullback in the market over the last 12 months, but to really understand the changes that occurred in the real estate market let's take a look at the real numbers.   First, overall the number of Residential sales (all types) dropped 30% but the median sold price was up substantially to $600,000 (up from $505,000  in 2021.)  This price strength, we believe, was held up by a robust first half of 2022 before interest rates started dramatically affecting buyers’ ability to afford their next home or investment property.  Land sales numbers really slid, dropping 53% after having record breaking sales in 2021.  With a closer look at the waterfront market, the lower half of the table shows the specific stats for Lake and River properties and Condos with lake access.  Again, like both general Residential and Vacant Land sales, waterfront numbers decreased.
