January Stats: There has been a shift in both Flathead and Lake County home sales activity. Overall there
are more homes on the market at the start of 2023 than there was a year ago. The median sales price dipped slightly in January and we’ve seen a trend of less offers at full price and more negotiating between the seller and the buyer in both counties. It’s also taking longer for homes to go under contract and close (Days on Market). Interest rates are leveling out and those deciding to purchase are looking at long range ownership so they are going ahead and purchasing.
Did you notice a really crazy number in Lake Co's Average Sales Price? This is a great example of how "averages" can be misleading! It so happens that there was a sale at
over twenty million dollars in January and that very, very high sale skewed the statistic up and made it quite different than the median sales price!
