October 2022 Stats
Just after the end of the third quarter 2022 we are seeing that October reported a 20% drop in the number of sales which is falling in-line with the year to date change of -23%. Buyers are finding some more selection with a substantial increase in the number of homes for sale. The time properties spend on the market has more than doubled from a little over one month from list to closing - now we are seeing just
shy of three months for the process. The percent of the list price negotiated dropped to 96% for October's sales but year to date is holding at 99%. We'll check in on November and December's sales numbers to see if that slips a bit. We don't think anyone would deny that the current interest rates hovering between 6-7% has put a damper on sales and sales prices.
